North Yorkshire Council has given final approval to a scheme for 38 homes in Settle.

Francmanis Properties is behind the development at Brockhole View which was approved by Craven District Council’s planning committee in 2021, pending a legal section 106 document being agreed.

It’s taken more than two and a half years for the section 106 to be finalised between the council and the Francmanis Properties. It includes details on the number of affordable homes that will be built and how much money the developer will pay towards local services.

The developer has agreed to pay £145,000 towards schools in Settle and it will also contribute £132,000 for children’s play equipment and local sports pitches.

Settle Pool is also set to receive some money as part of the agreement.

Of the 38 homes, 11 will be classed as affordable with the majority of these rented out to people with a local connection to Settle.

All of the homes will be 2-storeys high and have been designed to respond to the local vernacular of Craven. They will have a mix of between one and five bedrooms.

The site, which measures 2.6 hectares covering three agricultural fields, had been allocated for housing in the Craven local plan for a maximum of 57 dwellings.
